Legal and transparency

Terms of use

These terms explain what EPC Benchmark is, what it is not, and the basis on which you may use it. They are written in plain English and are clear information rather than legal advice.

Last reviewed: 23 August 2026

What EPC Benchmark is

EPC Benchmark is an independent information service. It uses official England and Wales Energy Performance of Buildings data to show how a home’s energy performance can be compared with genuinely similar homes. EPC Benchmark is a site and brand name; it is not presented as a registered company or an accredited assessor.

EPC Benchmark is explicitly not:

  • the official EPC register
  • an accredited energy assessor
  • an estate agent
  • an energy supplier
  • a surveyor
  • a valuation provider
  • a professional adviser of any kind

Coverage

EPC Benchmark’s analysis covers England and Wales only. Northern Ireland and Scotland are not covered by our analysis, even though the official GOV.UK certificate service has its own separate and different scope. There is more detail on the coverage page.

The information is general, not advice

Everything published here is educational and general. It is not legal, financial, technical, retrofit, valuation, compliance or investment advice, and it is not tailored to any individual property or set of circumstances.

  • EPC ratings are modelled assessments produced under a standard method, not measured energy bills.
  • Peer comparison results depend entirely on the fields recorded in the source certificates, which may be incomplete or wrong.
  • Recommendations and cost ranges may be incomplete or outdated. Costs are indicative historic assessment ranges, never quotations or current market prices.
  • No outcome is guaranteed. Nothing here promises a rating increase, a specific point gain or any level of energy or cost saving.

Before making a decision about a property, check the official certificate on Find an energy certificate and obtain suitable advice from an accredited assessor or another appropriate professional.

You must not:

  • misuse the site, or interfere with its normal operation or availability;
  • attempt to disrupt, probe or security-test the site or its infrastructure without our prior written permission;

Third-party links and licences

We link to official and third-party pages for convenience. We do not control those sites and are not responsible for their content, and a link does not imply that they endorse EPC Benchmark.

This site contains public sector information licensed under the Open Government Licence v3.0. That licence permits reuse of the source material; it does not mean the source data provider has approved, checked or endorsed EPC Benchmark or its analysis. Full detail is on the data sources and licensing page.

Availability, warranties and liability

We aim to keep the site available and accurate, but it is provided on an “as is” basis. We do not warrant that it will be uninterrupted, error-free or that the information will be complete or current at any given moment, and we may change, suspend or withdraw pages.

To the extent permitted by law, we are not liable for loss arising from reliance on this general information rather than on an official certificate or suitable professional advice.

Nothing in these terms limits or excludes your statutory consumer rights, or any other liability that cannot lawfully be limited or excluded.
